SimpliSafe Alarm System a must!

Simpli Safe Alarm System:

As you know our main focus is on Fix and Flip properties, whenever you are doing a fix and flip there are a lot of things to think about one is security. As you are doing renovations thieves may take notice and if you are not careful next thing you know you are missing plumbing, brand new cabinet’s appliances etc. Thankfully we do not invest in high crime areas however crime happens everywhere and you have to always protect your investment.

After doing some research I came across a company called SimpliSafe they provide a full do it yourself alarm system that is out of this world simple!  You can customize the system however you want they have just about every sensor under the sun and the monthly monitoring cost is $10-15 a month for peace of mind.

For our properties we generally have the following system with add-ons.
  • ·         Door sensors
  • ·         Main Base and Key pad
  • ·         Extra alarm siren , high decibel
  • ·         Glass break sensor
  • ·         Motion sensor
  • ·         Wireless freeze sensor (will let you know if temperature ever falls below 41 degrees to prevent freezing pipes)
  • ·         Wireless water sensor (In case of a flood)

We generally spend and budget for each property $200-300 to install this system and it is worth its weight in gold. Not only do you have 24/7 live monitoring and police dispatch, but you can also be notified the second there is a problem on your mobile phone or email.

Lastly, the system is all wireless with long lasting 5+ year batteries it literally sets up in 10 minutes or less and walks you through the setup process by voice command once you turn the system on.
We highly recommend this to all investors out there who need to protect and monitor their properties.

If you are interested use our link and they will give you 10% off!  Did I mention no contracts and a full money back guarantee!

Happy investing everyone!

Green Screen on the Cheap

If you are looking to produce your own awesome videos using a green screen I thought I would share with you our set up and it works great.

We used the following green screen kit with lights bought from amazon only $169.99 and it is great quality! http://www.amazon.com/gp/product/B0056BWYAC/ref=oh_aui_detailpage_o02_s00?ie=UTF8&psc=1

We use a very simple software to edit the video and audio Cyberlink Power Director with Audio editor. Depending on the package you get, it could range from $60-200. One of the simplest and easiest to learn software programs I have found. Great for dropping in video and editing green screen. (I am not a tech guy and figured it out in less than 2 minutes!)

And you can use any HD camera for video capture we use Canon PoweSohot A2500 for just $98! http://www.amazon.com/gp/product/B00B5HE2UG/ref=oh_aui_search_detailpage?ie=UTF8&psc=1

Lastly buy your video backgrounds for the green screen from here. Do not use still images it looks cheap! http://instabackgrounds.com/ $25.00

Total Package $352.99! The cost of 1 video with a professional editor ect would be thousands! You can do it yourself people. Its about making money not spending :) Happy Investing

Residential Investing Boot camp?

Just out of curiosity, how many individuals out there would want to partake in a boot camp where I walk you through one of our renovations and a home to renovate so you can learn first hand what to look for when investing in a home, the numbers to keep in mind and what a actual renovation looks like on one of our homes?

The initial idea would be to walk students though 3 homes and go over with them in detail what to renovate, the costs to renovate, the costs to acquire , how to comp the home for resale the the process of resale ect. Everything we do to evaluate a property for purchase as a fix and flip.
